What Happens in the Moment Before a Buyer Decides Who to Call

The decision about which agent to contact is made before any contact happens. Understanding that window is what separates agents who get the call from agents who do not.

The decision happens before the call. The question is what your presence looks like when it does.

There is a moment that most real estate agents never see and almost never think about. It happens before the phone rings, before the inquiry form is submitted, before any conversation begins. It is the moment when a buyer or seller has identified a need and is deciding, quietly and quickly, who to reach out to first.

That moment is not long. Research consistently shows that people making decisions in a low-information, high-stakes environment move fast. They open Google, they look at who appears, they scan what they see, and within seconds they have a working hypothesis about who seems credible and who does not. That hypothesis is usually correct, because they have no reason to look harder. There are typically several other options on the same screen.

What they are looking at in those seconds is not a biography. They are not reading an agent's list of designations or scanning the details of their brokerage affiliation. They are looking for confirmation. They have already formed an impression, half from what they saw before the search and half from what the search is showing them now, and they are looking to see if that impression holds.

The things that hold it or break it are specific. How many reviews does the profile have, and are they recent. Does the profile look active, or does it look like something that was built and then forgotten. Are the photos current and professional, or are they the kind that make someone wonder if the agent is still practicing. Is the information consistent and easy to read, or is something slightly off in a way that introduces doubt.

None of these questions are ones the agent can answer in the moment. By the time the buyer is asking them, the agent is not in the room. The Google Business Profile is in the room. The review history is in the room. The activity signals are in the room. The agent only enters the conversation if everything else passes the test first.

This is the gap that most agents have not fully reckon with. The instinct is to invest in the part of the business where you are present, the showing, the negotiation, the closing, and to treat the digital layer as something that either takes care of itself or that a one-time setup addressed. Neither is true. The digital layer is active all the time, being evaluated by people whose names you do not know yet, making impressions that either bring them toward you or point them somewhere else.

At Ashford South, the work we do is built around that moment. Every element of a well-managed Google Business Profile, the consistency of the information, the recency and volume of reviews, the local content that signals active engagement in a specific market, is designed to pass the test that happens before the phone rings. The agents on our roster do not just show up in local search. They show up in a way that makes the decision to call them feel like the obvious choice.

The moment before the call is the one that matters most. It is also the one most agents are not managing.
