How Ashford builds your presence, starting on Google Maps

It starts with your Google Business Profile, because that’s where most buyers find you first, and we rebuild and run it until you show up in the map results. From there we build your website and run your social media on the same account, with the same team behind them.

It’s free, and we’ll pull your map rank before we talk.

The map pack, explained

Three agents get most of the calls

  1. 01 / 04 The search

Someone moving to your town types “realtor near me” into their phone.

  2. 02 / 04 The map pack

Google shows a map and three agents under it, before any website. That map and its three agents are the map pack, and they get most of the calls.

  3. 03 / 04 Google's rule

Google picks the three by reading each agent's Google Business Profile, the free listing with your name, phone and reviews, and checking it against the rest of the web. Most agents never touch either.

  4. 04 / 04 The climb

Most agents already rank in the top 200, so Google knows them. Four fixable gaps keep them out of the top three. Ashford South fixes them and keeps them fixed.

The problem

You’re excellent at selling homes. The internet just doesn’t know it yet.

Most agents have spent years becoming the best option in their market and almost no time becoming the most visible one. Their website doesn’t say much, their Google presence is a placeholder, and when a buyer searches for an agent in their area, they don’t show up on top.

What Google reads

Google picks the three by reading your profile

Every agent in the map pack has a Google Business Profile, the free listing Google shows on Maps and beside search results with your name, phone, reviews, hours and photos. Google checks that profile against the rest of the web, and when AI tools like ChatGPT and Google’s AI answers name an agent, they’re reading the same profiles, reviews and directory listings.

01

Relevance

Whether your profile matches what was searched, which comes down to your categories, your services and the words on your profile.

02

Distance

How close you are to the person searching, also called proximity. Results shift from one neighborhood to the next, so what you see at home isn’t what a buyer across town sees.

03

Prominence

How well known and trusted you look, based on your reviews, mentions of your business on other sites and steady activity on your profile.

Google names relevance, distance and prominence as its three tests for local results. Here’s the long version: How to rank higher on Google Maps.

The four gaps

Most agents are on Google, few in the top three

Google usually knows an agent exists, and most profiles already show up somewhere in the top 200 for the searches that matter in their area. It’s the move into the top three that makes the phone ring, and the same four gaps hold most agents back.

BeforeYour profile today

  • Your name and phone read differently across the web
  • One category, set too narrow
  • Service tabs left empty
  • Pages Google has not indexed
  • Posts when you remember
  • No record of what changed

AfterRun by Ashford South

  • Your details match on the directories Google checks
  • One main category and up to nine more, set for your searches
  • Service tabs filled: buying, selling, relocation
  • Your pages indexed, so Google can show them
  • Posts tagged to your area, every week
  • A written report and a call, every month

We never rebuild from zero. What you have already built, your profile and your reviews, is protected.

How we fix them

01

Details that don’t match

When your name, phone and address read differently on Zillow, your brokerage page and other directories, Google can’t tell it’s the same person, so it trusts your profile less. Each of those mentions is called a citation.

02

Categories set too narrow

Categories tell Google what your business is and decide which searches you can show up for. Google allows one main category and up to nine more.

03

Empty service tabs

Your profile has sections that list what you offer, like buying, selling and relocation. Google reads them, but most agents leave them blank.

04

Pages Google hasn’t found

Google only shows pages it has found and stored, which is called indexing. If a page about you isn’t indexed, it doesn’t exist to Google.

It’s free, and we’ll pull your map rank before we talk.

How it works

What happens, and when

You talk to a person first. Then we build it, run it every week and report on it every month, and you don’t have to log in to anything to make it work.

02

Your website

A website that works with your Google profile

Once your profile is working, your website is where buyers go next to look you over. We build that site, write its pages and keep it tied to your profile, so the two tell Google the same story.

What we build

Three parts, each one built to be found

01

Live home search

An IDX website shows live homes for sale from the MLS, the shared database agents list homes in. Buyers search homes on your site instead of leaving for a portal, and every inquiry comes straight to you.

02

Area and blog pages

We write blog and area pages for the searches people make in your town. Each one is a page Google can find, store and show, which gives a buyer one more way to land on you.

03

Lead magnets

A free home list or a guide a buyer trades an email for, so a visitor who isn’t ready to call still leaves you a way to reach them.

Every inquiry lands in your inbox as a recap you can rate.

How they work together

Your site and your profile, pointing at each other

A website on its own doesn’t move you up the map. Tied to your profile, it gives Google more to read and gives a buyer somewhere better to go than a portal.

Then we build what’s next

As we grew, we built our own software when we couldn’t find any we liked, and we do the same for some of our top clients with custom software and platform management. Platform work is priced on the call.

A buyer meets you online long before the first call. We build for the agent of tomorrow, the one who treats that first meeting as part of the business, and we’re putting that technology in your hands today.

Questions agents ask before they start

Is this SEO? Are you Google?

Ashford South runs Google Business Profiles and local search for real estate agents, brokers and lenders. It’s different from website SEO, because we work on the map and the three agents under it, which is where people looking for an agent nearby click first. We’re not Google, but we are a Google Partner.

How long until I see results?

The first month is setup. As for what clients have seen, Suzanne Carney had a new client from Google in under two weeks and a $60,000 closing at day 60, and Carmella Morrison’s first closing through Google came in her first months. We don’t promise a timeline, because Google sets the pace.

Can you guarantee a top-three spot?

No. Google decides the rankings, and anyone who promises one is guessing. What we control is the work, the reporting and the terms, which are month to month with no contracts and no setup fees. That’s how confident we are.

My profile is suspended or stuck in verification. Can you help?

Yes. Google has to verify every profile, and it’s a common sticking point, so common that agents call a suspended or stuck profile Google jail. We handle verification and appeals with Google for you, and we’ll never put you in a position to start over.

Why not just pay Zillow for leads?

On Zillow and Realtor.com you’re renting space next to other agents, and it stops the moment you stop paying. Your Google profile, reviews and content are yours, and they keep working.

Is the audit call really free?

Yes. It’s fifteen minutes and there’s nothing to prepare. We pull your map rank and profile before we talk, and you’ll leave with a clear picture whether or not we end up working together.
